Happy Thanksgiving! Home sales in Atlanta rose 3.2 percent in October

Happy Thanksgiving to everyone and I hope we all take a moment to focus on what we are truly grateful for this holiday season! Yesterday, the Atlanta Journal Constitution reported that Standard & Poor’s Case-Shiller home price index rose for the fourth month in a row, even though the average home prices in Atlanta declined slightly. Home sales in Atlanta did rise 3.2 percent in October, most likely due to the rush to take advantage of the home buyer tax credit. Read more here!

Driving for Thanksgiving? Good news! Gas prices in Atlanta have remained below the national average (at $2.50 a gallon instead of $2.64), so fill up before leaving our home state. Click here for more!

Homeowners unwittingly optimistic? A study by Zillow show that 25 percent of homeowners nationwide believed their homes rose in value when, in reality, only 22 percent gained value. Atlanta Home Prices on the Rise, While Some Condos Cut Prices

Hello, neighbors!

 

If you've been waiting for home prices to "bounce" before selling your home, now may be a good time to pay attention. The Standard & Poor’s / Case-Shiller Home Prices Index showed that average Atlanta home prices rose 2.3 percent from June to July, which outpaced the national average of a 1.6 percent increase. The AJC reported that, “In metro Atlanta the average home price has recovered to levels last seen in February and, before that, in May 2001. But prices remain 20 percent below the peak in June 2007.” The Atlanta Business Chronicle carried a similar article, which you can read here!

 

While Atlanta home prices are on the rise in general, some local condo developers are admitting that they've priced units higher than the current market will bear. Here in Atlanta, the luxury condo market seems to have taken on a bubble of its own. The AJC reported yesterday that between 2004 and 2007, only about 24 condos were sold above the million-dollar mark. Yet, somehow, there are more seven-figure units on the market right now than have ever been sold at these prices. And they’re each dealing with the current buyer’s market in a different way. A Slight Dip in Home Values

Hello neighbors!

Home values continue to fall, however, this follows increases that we’ve seen over the past few months. For metro Atlanta, home prices were down nearly 14 percent in June '09 as compared to June '08; this after a 1.5 percent increase from May '09 to June '09.

This is definitely the beginning of the end. Hopefully we will hit rock bottom soon. For detailed figures and analysis, read the Atlanta Business Chronicle article here!

As the debate rages as to the effectiveness of the new Homeowner Affordability and Stability Plan, we as real estate agents should continue to do all we can to stabilize the economy by helping homeowners stay in their houses and helping buyers take advantage of historically low rates. Atlanta home prices continue to dip. A report released yesterday by Case-Shiller shows that Atlanta home prices are on line with June 2002 values. Read more here...
