Market Index showed an increase in builder confidence

The National Association of Home Builders / Wells Fargo Housing Market Index showed an increase in builder confidence to the highest levels since June 2008. Read the whole story here!

Further closing delays in the future? With a new mortgage law in effect as part of the Truth in Lending Act, closing could be delayed in accordance with the mandatory three-day review period, further extending an already lengthy process... Click here for more!

Housing lobbyists in high gear. A hot topic in Washington (when not talking about health care reform) is whether to extend the first time home buyer tax credit and by how much and to whom. Baby Boomers and Millennials will turn around market. Dave Liniger stated at the RE/MAX Summer Conference of Broker/Owners and Managers this week that, while he sees the market facing more foreclosures for the next couple of years, that he predicts the large numbers of baby boomers (ages ~ 45-63) and Millennials (ages ~ 15-29) will initiate the turnaround in the market through their demands for homeownership. Both the AJC and the Atlanta Business Chronicle reported yesterday that the Atlanta condo market seems to be evening out! Thanks to auctions and discounted prices, condo sales are up, with only a one percent difference between the first halves of last year and this year.

"Save the Dream" comes to Atlanta. Yesterday saw a one-day extension of a weekend-long tour in Atlanta by the Neighborhood Assistance Corporation of America. The tour is traveling across the nation to help homeowners adjust their mortgages and stay in their homes. Thousands lined up at the Georgia World Congress Center Friday through Tuesday. Ponzi scheme hits real estate. Many of you may be following the story of Anthony Ray already, who not only stole from parents in a Ponzi real estate scheme, but also scammed friends and neighbors out of at least $5 million. Read today’s article in the AJC!

Moratorium bill for appraisal laws? Plus, existing home sales continue to improve.

Below is a weekly newsletter that I send out to our local Atlanta real estate community and wanted to share with anyone else who's interested. It contains bits of local real estate news, market statistics, and business advice. Enjoy!

Some of us are feeling the effects of the new appraisal rules and seeing our closings delayed and deals threatened by unknowledgeable appraisers randomly assigned to properties. Now, there’s a call for a moratorium bill to halt the new appraisal rules for 18 months. You’ve probably seen the online petitions and heard from the Atlanta Board of Realtors on this topic. For more on the possible moratorium bill, please click here!

Lawrence Yun, NAR’s chief economist stated that, "Closed existing-home sales have improved but are coming in lower than expected because some contracts are delayed or falling through from the application of new appraisal rules for many transactions," he said. "Rises in contract activity show buyers are becoming more active even as they face much more stringent loan underwriting standards. Speedy clarification of the appraisal rules could smooth a housing market recovery and support the overall economy."

This statement was made in conjunction with the Pending Home Sales Index showing a rise for the fourth consecutive month - the first time that’s happened since October 2004. Read more here!

Renters caught in the middle. When a home goes into foreclosure, tenants can be left with little warning or preparation. In Obama’s Helping Families Save Their Homes Act, it outlines the procedure for giving tenants notice, which should be no less than 90 days. You can read more details here!

I love how the house keeps revealing its little secrets: some of the closets have a panel of glass brick, to let in abundant natural light but still provide privacy. Both hallways have this feature, too. It was wonderful to relax on the patio in the evening. Light from inside would spill out through the glass block, and the sounds of the waterfall in the pond made for a peaceful getaway from a hectic life.

  

I love how the archways and ceiling decorations draw my eye upward. The ceilings are tall, but not enormous: I don't have to pay to heat and cool a cathedral ceiling space!

The wood floors gleam. Having them refinished when we moved was wonderful: I wish we had done it earlier, because they turned out so beautifully.

     

I love being able to walk to Alons and Food 101.  The Morningside Farmer's Market is just a few blocks away! Sometimes we'd walk a little farther to the post office, and the San Francisco Roasting Company and all the other shops, restaurants, like Murphy’s, and galleries in Virginia Highland.

       

The property has more than 40 azaleas. We didn't shear them into gumdrop shapes, but let them form lovely drifts of color. Perennials are our friends! There are daffodils and iris and dayliles and lamb's ears and ajuga and more.

      

I love how the house is right in the city, yet far removed from traffic and hub-bub. It's a short walk to catch a city bus, but they don't come barreling down the street in front of the house. The back yard is private and peaceful: a calming retreat with hardwoods.

      

I love the amount of storage space: a garage, an attic, a basement and big closets! Even a large pantry closet in the kitchen!

I love how Morningside Elementary, one of the best schools in the entire city, is within walking distance. It's close enough to walk the kids to school easily but far enough away not to have the noise and bustle that a grammar school can generate.

     

I love Lenox-Wildwood Park across the street with its creek and tennis courts. It buffered the noise, helped keep the air fresh, and made the immediate neighborhood seem more secluded. It was great for walking the dogs and meeting the neighbors.

       

The house is conveniently located to much of the city. Downtown, Midtown, and Buckhead are only minutes away. Lenox Square Mall and Phipps Plaza shopping are close as are the movie theaters there and in Midtown. Emory University, Emory Village, the CDC, Fernbank, and Little Five Points are not much further.

     

My husband had an easy ride to his downtown office and I enjoyed a reverse commute up 400 to the Perimeter Mall area. As an alternate route, I could always slip onto I-85 and the Perimeter. Again, there were wonderful restaurants and shopping in that area too!

     

My husband especially appreciated that the house was all brick construction with a tile roof. That meant relatively low maintenance. The U-shape of the house made a portion of the back yard very private and gave the whole house a grand flow and feel.

We will be tough and professional on both our fees and your price, particularly at the negotiating table. Commissions aren’t negotiable with agents that sell homes daily.
