The National Association of Home Builders / Wells Fargo Housing Market Index showed an increase in builder confidence to the highest levels since June 2008. Read the whole story here!

Further closing delays in the future? With a new mortgage law in effect as part of the Truth in Lending Act, closing could be delayed in accordance with the mandatory three-day review period, further extending an already lengthy process... Click here for more!

Housing lobbyists in high gear. A hot topic in Washington (when not talking about health care reform) is whether to extend the first time home buyer tax credit and by how much and to whom. Baby Boomers and Millennials will turn around market. Dave Liniger stated at the RE/MAX Summer Conference of Broker/Owners and Managers this week that, while he sees the market facing more foreclosures for the next couple of years, that he predicts the large numbers of baby boomers (ages ~ 45-63) and Millennials (ages ~ 15-29) will initiate the turnaround in the market through their demands for homeownership. When the borrower, but not co-borrower, is a first-time home buyer... This is not an uncommon situation, especially when a parent buys a home with their child, and yes, the borrower is still eligible for the first-time home buyer credit per the IRA website. 11 Reasons to list your Atlanta home for sale during the holidays!

Are you like many homeowners - ready to sell your home, but riding out the market? waiting until after the New Year or after inauguration? Here are 11 reasons to think about listing your home for the holidays!!!

  1. People who look for a home during the holidays are more serious buyers!
  2. Serious buyers have fewer houses to choose from during the holidays, and less competition means more money for you!
  3. Since the supply of listings will dramatically increase in January, there will be less demand for your particular home! Less demand means less money for you!
  4. Houses show better when decorated for the holidays!
  5. Buyers are more emotional during the holidays, so they are more likely to pay your price!
  6. Buyers have more time to look for a home during the holidays than they do during a working week!
  7. Some people must buy before the end of the year for tax reasons!
  8. January is traditionally the month for employees to begin new jobs. Since transferees cannot wait until spring to buy, you must be on the market now to capture that market!
  9. You can still be on the market, but you have the option to restrict showings for the 6-7 days during the holidays!
  10. You can sell now for more money and we will provide for a delayed closing or extended occupancy until early next year!
  11. By selling now, you have an opportunity to be a non-contingent buyer during the spring, when more houses are on the market for less money! This will allow you to sell high and buy low!
