Stimulus news (of course) & foreclosure updates

Dear Neighbors,
Here is my weekly email, Wedneday Morning With Zac, that I send out to local agents in the Atlanta area. Enjoy!

Breakdown of the stimulus package. With 1,071 pages of the American Recovery and Reinvestment Act, it’s hard to know where to begin talking about it, but the Center for American Progress estimates that Georgia will receive $15.84 billion, or 3.99 percent of our state’s gross domestic product. Read more about this and more about how the package will be divided up here.

Foreclosure suspension extended. Fannie Mae and Freddie Mac have extended the suspension of their foreclosure sales from the original date of January 9 through a new date of March 6. Hopefully, this move will allow for more time for refinancing in an effort to keep homeowners in their residences. Read more here.

Property taxes to stay intact. Due to the $465 million infusion for Medicare for Georgia, Perdue renewed the Homeowners Tax Relief Grant program for this fiscal year. Read more about it here...

"Common-Sense Solutions for Saving Homes & Communities." The Center for Responsible Lending and the PICO National Network have teamed up to produce a paper calling for a different approach to avoiding the predicted three million foreclosures over the next several years. One of the biggest calls to action is making drastic changes to the loan modification process and requiring banks that receive TARP money to adopt this aggressive loan modification model. Turn off your car! Did you know that if you let your vehicle idle for more than 30 seconds, you use more gas than it takes to turn off the engine and start it back up? And that idling for 10 minutes a day wastes about 24.6 gallons of gas per year? Well, the Clean Air Campaign does and is now getting support from UPS for their "No-Idling Campaign." The campaign starts with encouraging parents to turn off their engines when picking up their children from school in order to cut down on harmful emissions released near schools. Read more here!

One of the hot topics this time of year is using free government money to help grow your down payment (especially with the new $15,000 tax credit for home buyers). We can definitely talk about that.

We’ll also tell you what we’ve learned about the real estate market from a couple of conferences I’ve attended recently and how what’s going on in the market might affect you. There are actually a couple of benefits for buyers to the recent market shift, so we can talk about how you can take advantage of those.

Little White House on Briarcliff Road in Atlanta saved from foreclosure, but still for sale

Anyone that's lived in Atlanta for a little while and passed through the neighborhood near Lakeside High School has most likely passed the White House replica on Briarcliff Road. Built by the Milani family and occupied in 2001, the 16,500 square foot home was in danger of being auctioned off at the Decatur courthouse today for failure to pay on a $1.75 million loan.

As the luxury housing market has felt the effects of the economy, luxury home builder Fred Milani has felt the pinch. But with five of his company's last ten homes selling last month, he was able to go back to the negotiating table with IndyMac Federal Bank. They are in talks to restructure the loan on the little White House, so the foreclosure will not take place for now. The home is still for sale with a price tag of $9.88 million.

Zac has actually sold several of Milani's homes over the years and pays him the compliment of being one of the nicest people he knows!

Atlanta mortgage rates at historic lows!

Average mortgage rates have only dipped this low two times since 1972!

A few tips to help you sell your Atlanta home faster!

Whether you're looking to move in, out, or around our fabulous Atlanta intown neighborhoods, here are a few tips when you go to put your home on the market!

1. First impressions are lasting! Make sure the front entrance is clean and inviting, keep your lawn trimmed, and an investment in paint will make your house look fresh and return more in selling price.

2. Pay attention to detail! Minor flaws detract from your home's value. Fix loose knobs, torn screens, dripping faucets, and clogged drains. Pay special attention to odors from pets or cooking.

3. Bright, clean, charming. Make sure your bathroom's sparkle, clean out messy closets, box things up neatly in the attic or basement. Create a warm, friendly atmosphere with fresh flowers and lots of light.

4. Three's a crowd! Avoid being present during a showing. The prospect will feel like an intruder and hurry through. make sure any animal smells have been deodorized. If you can't leave, step outside of the house and don't force conversation. If the agent has a question, then he / she will find you.

Piedmont Park Conservancy works on recycling programs and well drilling to ease the Atlanta drought

Piedmont Park is a jewel of Atlanta and the Piedmont Park Conservancy works hard to keep it that way! They've been faced with a number of obstacles, not the least of which is the drought that has been affecting the southeast for the last couple of years. Major festivals were moved this past year in order to preserve the grass and greenery in the park (festivals such as the Dogwood FestivalAtlanta Pride Festival, and even the Peachtree Road Race).

In keeping with the green spirit and the Atlanta drought restrictions, Piedmont Park Conservancy is piloting a well-drilling program this year. Two wells have been constructed so far and they are looking for more now. Lake Clara Meer has been successfully receiving water from one of these wells so far!

The Conservancy also paired with Conex Recycling to try out a new recycling program in the park - and six tons of plastic and aluminum later, it seems like it was a success! So be on the lookout for the big green bins and help keep the park beautiful!

Love the dog park in Piedmont? You're not alone! In fact, so many people love it, that the Conservancy had to undergo an emergency reconfiguration of the fences to help keep all dogs safe. Now, they just have to raise a little bit of money to help cover the cost of the fencing and are asking for help. If you love the dog park and are willing to help out, click here!
