This goes back to passive versus active marketing. Wouldn't you rather have an agent on the phone every day working for you?

Also, most visitors are neighbors. In the current market, serious buyers call for an appointment. Buyers no longer walk in and buy homes. Another issue is, unfortunately, there has been some theft, especially of prescription drugs. In a larger home, it is very difficult to keep an eye on everyone.

"Why don’t you advertise in print? Everyone else we talk to says they do the same things as you plus they advertise."

If an agent tells you that he or she does the things that we say we're going to do, which is actively prospect daily every single day to get your home sold, then he or she is more than likely stretching the truth a little. Agents that advertise a lot don’t want to work. So, what these individuals will tell you is that they actively prospect every day to impress you, but, if you could sell a home without spending 50% of your money, would you? All smart business people would, so either they are not smart, or they aren’t telling you the whole truth.

Print advertising no longer works. Why would a buyer look at the paper and see less than 5 percent of what's on the market when they can go online and see everything?

Other agents may feel they are worthless. If they will reduce their price at the listing table, what will they do at the negotiating table? Making sure the house is up to par is important and you have a couple of options. We can complete the paperwork now and, while you are doing your projects, we’ll get the flyer done and paperwork processed so when you are ready we will be ready too!

The other option is getting your home listed for sale, getting some of the top agents in town to show the house to prospective buyers, and getting their feedback. If we come out of the gate with your home overpriced, all of the agents that show properties will instantly write you off as non-motivated sellers. From an agent’s perspective, the higher a price is on a property, the less a seller needs to sell it.

Now, a non-motivated seller means that even if you come down in price later, two things will happen. Most agents won’t even realize your home has been reduced. Now, you might say, "Can’t we send them a flyer telling them that it’s been reduced?" Yes, we could send everyone a flyer telling them that the prices has been reduced, but agents get hundreds of flyers a week and there is a good chance it will go unnoticed.

If they see that you had the home priced really high in the beginning, that will tell them that you were kind-of unrealistic when we listed the property, meaning that you didn’t believe that what we were saying was true and all agents interpret this as trouble when it comes to getting the deal closed.

We've had such success with our past real estate market roundtables that we are expanding the program! We invite you to join us as we get together with a few people every Thursday evening and Saturday morning for a roundtable discussion of the latest and greatest in the Atlanta and Buckhead real estate markets and how to go about buying a home in these new economic times. I’m getting a lot of questions from people asking what do I think of today’s market and is it really a good time to buy or not. Of course the answer to that will be different for everyone because their needs are different.

That’s why I thought getting together with just a few people at a time would be a good thing. You could ask lots of questions and get some answers for your particular situation. We will provide an open format to share information and answer questions.

One of the hot topics this time of year is using free government money to help grow your down payment (especially with the new $15,000 tax credit for home buyers). We can definitely talk about that.

We’ll also tell you what we’ve learned about the real estate market from a couple of conferences I’ve attended recently and how what’s going on in the market might affect you. There are actually a couple of benefits for buyers to the recent market shift, so we can talk about how you can take advantage of those.
