Things to consider when choosing a Real Estate Agent

The decision to buy or sell a home is one of the most important financial decisions most people make,
yet many give little thought to finding the real estate agent best suited to their needs. The right agent can save you time, effort, and aggravation in finding the perfect home at a price you can afford or selling your home quickly for top dollar. Most advice for picking a real estate agent is pretty standard: Find somebody who'll listen to you, who's experienced, sweats the details, and works evenings and weekends. Although the advice is true, it is also subjective. For some people it's not difficult to choose a real estate agent - they pick one based on personal recommendation from friends and family. According to a report by the National Association of Realtors, more than half of home buyers found their agent this way.
"People typically go with people they know," says Tony Joe, who has been selling for 20 years. "For the consumer's standpoint it's all about networking. Unlike other areas of sales, real estate agents have access to the same inventory pool. What sets them apart is their level of experience, professionalism, knowledge and. marketing or negotiation style."
To help you select an agent with the right skills, testimonials, experience, competence and reliability, here are a few pointers.
Any agent who has been selling for a while should have a list of happy customers. Many people would trust a recommendation by a friend or family member. As a last resort, a person can review a real estate agent's qualifications by viewing their website. Then, when you have chosen an agent, find out if your chemistry works by asking about their productivity, knowledge, and experience. As a client you have the right to be informed and to know the people you entrust your finances and investments with. Know what your agent will do for you, find out their capacity and resources on how to market and advertise your property, and inquire about how the agent is going to keep you informed about the transaction's progress. Don't expect an agent to call you instantly when you leave a message, but do expect a call back within 24 hours or a reasonable amount of time depending upon the situation.
One of the reasons a person lists a home with a real estate agent and the professional listing service is because he wants other real estate agents showing the home to their clients. A listing agent who is generous in sharing the potential commission with others typically gets more house viewings.
It is important that the agent chosen has experience both in the property type and price range. Find an agent that works within 10 miles of the listed home. He or she will know the area and will know the market better. Your house or the house you are buying is a commodity. Supply and demand within a neighborhood play an important role in pricing and timing of a sale.
An excellent agent is the most important to you when buying a home. They should have experience and should be able to guide you through the complexities of the process. If you have chosen the right agent, you will have a positive experience throughout the entire home buying or selling process!

Happy Thanksgiving! Home sales in Atlanta rose 3.2 percent in October

Happy Thanksgiving to everyone and I hope we all take a moment to focus on what we are truly grateful for this holiday season! Yesterday, the Atlanta Journal Constitution reported that Standard & Poor’s Case-Shiller home price index rose for the fourth month in a row, even though the average home prices in Atlanta declined slightly. Home sales in Atlanta did rise 3.2 percent in October, most likely due to the rush to take advantage of the home buyer tax credit. Read more here!

Below is a weekly newsletter that I send out to our local Atlanta real estate community and wanted to share with anyone else who's interested. It contains bits of local real estate news, market statistics, and business advice. Enjoy!

Some of us are feeling the effects of the new appraisal rules and seeing our closings delayed and deals threatened by unknowledgeable appraisers randomly assigned to properties. Now, there’s a call for a moratorium bill to halt the new appraisal rules for 18 months. You’ve probably seen the online petitions and heard from the Atlanta Board of Realtors on this topic. Lawrence Yun, NAR’s chief economist stated that, "Closed existing-home sales have improved but are coming in lower than expected because some contracts are delayed or falling through from the application of new appraisal rules for many transactions," he said. "Rises in contract activity show buyers are becoming more active even as they face much more stringent loan underwriting standards. Speedy clarification of the appraisal rules could smooth a housing market recovery and support the overall economy."

This statement was made in conjunction with the Pending Home Sales Index showing a rise for the fourth consecutive month - the first time that’s happened since October 2004. Read more here!

Renters caught in the middle. When a home goes into foreclosure, tenants can be left with little warning or preparation. In Obama’s Helping Families Save Their Homes Act, it outlines the procedure for giving tenants notice, which should be no less than 90 days. You can read more details here!

Celebrating 30 Years of Selling Atlanta Intown Real Estate – One Yard at a Time!

June 15, 2009 - Not every Realtor has the pleasure of saying that he or she has helped our intown Atlanta residents buy and sell real estate for 30 years, but Zac Pasmanick of the zac team @ RE/MAX Greater Atlanta is one of those unique individuals! Although Pasmanick initially earned his right to practice real estate in Connecticut in 1978, he received his Georgia real estate license on June 15, 1979. And he has been on a roll ever since!


One could say that Pasmanick was born into the business after his parents raised him in the Morningside neighborhood of Atlanta. Pasmanick began his career as an agent with Coldwell Banker in Morningside before moving on to RE/MAX. Highlights of Zac’s career include RE/MAX International Lifetime Achievement Award and member of the Hall of Fame; lifetime membership in the Atlanta Board of Realtors (ABR) Million Dollar Club; Circle of Legends and The Crystal Award from ABR; and consistently finishing as a top team, both in Georgia and worldwide.


Pasmanick has historically centered his business on retail real estate. In the past few years, his focus has widened to include bank-owned properties, short sales, and saving families from foreclosure. He has since earned his Certified Distressed Property Expert designation and is uniquely qualified to help homeowners in danger of losing their homes.
