Top Real Estate Questions Answered! #16: “You don’t hold open houses... Why?”

by the zac team @ RE/MAX Greater Atlanta

“You don’t hold open houses... Why?”

This goes back to passive versus active marketing. Wouldn't you rather have an agent on the phone every day working for you?

Also, most visitors are neighbors. In the current market, serious buyers call for an appointment. Buyers no longer walk in and buy homes. Another issue is, unfortunately, there has been some theft, especially of prescription drugs. In a larger home, it is very difficult to keep an eye on everyone.

#11: “If we have to sell that low, then why wouldn't we just sell it ourselves and pay 3% to the agent that sells it?”
#12: "Can't we come down in price later?"
#13: "What if we aren't quite ready yet? We need to finish a couple of projects around the house before we put it on the market."

#14: “Will you cut your commission? The other agents will.”
#15: "Why don't you advertise in print?"

Top Real Estate Questions Answered! #15: "Why don't you advertise in print?"

by the zac team @ RE/MAX Greater Atlanta

"Why don’t you advertise in print? Everyone else we talk to says they do the same things as you plus they advertise."

If an agent tells you that he or she does the things that we say we're going to do, which is actively prospect daily every single day to get your home sold, then he or she is more than likely stretching the truth a little. Agents that advertise a lot don’t want to work. So, what these individuals will tell you is that they actively prospect every day to impress you, but, if you could sell a home without spending 50% of your money, would you? All smart business people would, so either they are not smart, or they aren’t telling you the whole truth.

Print advertising no longer works. Why would a buyer look at the paper and see less than 5 percent of what's on the market when they can go online and see everything?

Benjamin Franklin said, "If you need something done, ask a busy person." As we mentioned above, the more listings we have, the more signs we have on the street. The more signs we have on the street, the more calls we get from buyers. And, of course, most of those buyers don’t buy the house they call about and many of them will be very interested in your house. Can you see the advantage of listing with a very successful agent that has 30-40 signs working for you?

#1: “If I list my home with you and buy my next home from you, will you cut your commission?”
#2: “What should I do about keeping my promise to the agent from which I originally bought the home?”
#3: "I have seen this marketing plan from many different agents, what makes yours different?"

#4: “Why is your price so much lower than the other agents that we have talked to? I mean, they have comparisons that show higher prices than yours.”
#5: "Should I wait to sell my Atlanta home until home values go up?"
#6: “How much advertising will you do? Because I want a lot of ad
vertising!”

Are you familiar with the difference between passive and active marketing? Passive marketing is basically sitting around with your fingers crossed waiting for a buyer to show up and buy your home. Passive marketing is holding open houses, sending out flyers and advertising in the newspaper. You can’t predict if these methods will work or not. Yet, agents that don’t want to work at getting your home sold will insist that they have sold many homes this way. We agree, you can get a home sold that way, but you can’t guarantee it. We DO advertise your home on 53 websites and include a virtual tour for each listing.

Active marketing on the other hand is much more aggressive and very predictable. Our team members will be on the phone for hours every single day, calling prospects and asking them if they would like to buy your home, if they know someone who would like to buy your home or if they would like to sell their house. Do you know why we ask them if they would like us to sell their house? The more signs we have out in the community, the more buyers that will call on those signs. The more buyer calls we get, the more people we can show your house to. Do you think that passive or active marketing gets more homes sold?
