New improvements to rules regarding second loan modification and short sales

Good news! The government is now allowing loan modifications on second mortgages, lines of credit, etc., thereby enabling previously ineligible homeowners a second chance to relieve financial stress. These second loan modifications can be done in one of a few ways, such as reducing the interest rate and extending the life of a loan, or by automatically reducing payments on a second loan when the primary loan is modified.

Additional short sale options are also becoming available! Below is an excerpt from an article on Realty Times:

Under the new short sale incentive, lenders can receive a $1,000 payment from the U.S. Treasury for allowing the owner to sell the house for less than the amount owed on the mortgage and for accepting the proceeds as full repayment, rather than treat it as a short sale.

Lenders can also receive $1,000 for accepting a deed-in-lieu transaction, in which the deed is simply transferred to the lender instead of going through a costly foreclosure.

Homeowners who agree to short sales or deed-in-lieu deals can receive up to $1,500 in closing costs. To help stop second mortgages from blocking the deal, the Treasury will pay second lien holders up to $1,000 to relinquish their claims in such transactions.

Happy Fourth of July! Congratulations to our nation on another great birthday! We’re halfway through the year, which is always a great opportunity to reevaluate our business and renew our resolutions to be the best real estate agents we can be.

So far, Atlanta has had the good fortune (or call it what you will) of having home prices fall less in than the national average. The S&P Case-Shiller index released yesterday showed a .42 percent drop from March to April, while the average was 1 percent. Read the AJC article here!

Non-profit assisting with two sides of a deal. A New York City non-profit, Bushwick Economic Development Group, has signed a 10-year lease on luxury condos in a deal to house families made homeless by the economic crisis. The cost to the city of New York is $90 a night per room, and since the condos couldn’t sell, this was a better alternative than them sitting empty. Read the full story here!

Celebrating 30 Years of Selling Atlanta Intown Real Estate – One Yard at a Time!

June 15, 2009 - Not every Realtor has the pleasure of saying that he or she has helped our intown Atlanta residents buy and sell real estate for 30 years, but Zac Pasmanick of the zac team @ RE/MAX Greater Atlanta is one of those unique individuals! Although Pasmanick initially earned his right to practice real estate in Connecticut in 1978, he received his Georgia real estate license on June 15, 1979. And he has been on a roll ever since!

 

One could say that Pasmanick was born into the business after his parents raised him in the Morningside neighborhood of Atlanta. Pasmanick began his career as an agent with Coldwell Banker in Morningside before moving on to RE/MAX. Highlights of Zac’s career include RE/MAX International Lifetime Achievement Award and member of the Hall of Fame; lifetime membership in the Atlanta Board of Realtors (ABR) Million Dollar Club; Circle of Legends and The Crystal Award from ABR; and consistently finishing as a top team, both in Georgia and worldwide.

 

Pasmanick has historically centered his business on retail real estate. In the past few years, his focus has widened to include bank-owned properties, short sales, and saving families from foreclosure. He has since earned his Certified Distressed Property Expert designation and is uniquely qualified to help homeowners in danger of losing their homes.

I love how the house keeps revealing its little secrets: some of the closets have a panel of glass brick, to let in abundant natural light but still provide privacy. Both hallways have this feature, too. It was wonderful to relax on the patio in the evening. Light from inside would spill out through the glass block, and the sounds of the waterfall in the pond made for a peaceful getaway from a hectic life.

  

I love how the archways and ceiling decorations draw my eye upward. The ceilings are tall, but not enormous: I don't have to pay to heat and cool a cathedral ceiling space!

The wood floors gleam. Having them refinished when we moved was wonderful: I wish we had done it earlier, because they turned out so beautifully.

     

I love being able to walk to Alons and Food 101.  The Morningside Farmer's Market is just a few blocks away! Sometimes we'd walk a little farther to the post office, and the San Francisco Roasting Company and all the other shops, restaurants, like Murphy’s, and galleries in Virginia Highland.

       

The property has more than 40 azaleas. We didn't shear them into gumdrop shapes, but let them form lovely drifts of color. Perennials are our friends! There are daffodils and iris and dayliles and lamb's ears and ajuga and more.

      

I love how the house is right in the city, yet far removed from traffic and hub-bub. It's a short walk to catch a city bus, but they don't come barreling down the street in front of the house. The back yard is private and peaceful: a calming retreat with hardwoods.

      

I love the amount of storage space: a garage, an attic, a basement and big closets! Even a large pantry closet in the kitchen!

I love how Morningside Elementary, one of the best schools in the entire city, is within walking distance. It's close enough to walk the kids to school easily but far enough away not to have the noise and bustle that a grammar school can generate.

     

I love Lenox-Wildwood Park across the street with its creek and tennis courts. It buffered the noise, helped keep the air fresh, and made the immediate neighborhood seem more secluded. It was great for walking the dogs and meeting the neighbors.

       

The house is conveniently located to much of the city. Downtown, Midtown, and Buckhead are only minutes away. Lenox Square Mall and Phipps Plaza shopping are close as are the movie theaters there and in Midtown. Emory University, Emory Village, the CDC, Fernbank, and Little Five Points are not much further.

     

My husband had an easy ride to his downtown office and I enjoyed a reverse commute up 400 to the Perimeter Mall area. As an alternate route, I could always slip onto I-85 and the Perimeter. Again, there were wonderful restaurants and shopping in that area too!

     

My husband especially appreciated that the house was all brick construction with a tile roof. That meant relatively low maintenance. The U-shape of the house made a portion of the back yard very private and gave the whole house a grand flow and feel.
