Cabbagetown Atlanta, GA

As you guys may know, we at the zac team cater to the entire Atlanta Georgia real estate market and surrounding areas. Some of those areas include but are not limited to: Ansley Park, Avondale Estates, Buckhead, Cabbagetown, Candler Park, Decatur, Druid Hills/Emory, East Lake, Edgewood, Grant Park, Inman Park, Johnson Estates, and Kirkwood.

With the rise of home sales in the Atlanta area, many families are slowly getting back on their feet and searching for homes. To assist our readers that may be in the market for a new home we will provide information on various neighborhoods within our market.

Today we will take a look at Cabbagetown, a historical district located in downtown Atlanta. The neighborhood is full of history and is actually listed on the U.S. National Register of Historic Places. Built as a surrounding mill town after the destruction of the Atlanta Rolling Mill, Cabbagetown primarily produced cotton bags for packaging agricultural products during its early years.

Today, this historic district has become home to many artist and is full of restaurants, festivals, homes, and lofts. One of Cabbagetown's largest residential loft is the old cotton mill. The mill was renovated in the late 1990's and is now called the Fulton County Mill Lofts. In addition, they are the nation's largest residential loft community.

As for schools within the district for families with children, Cabbage town is under the school districts of Atlanta City and Dekalb County with two highs schools, three middle sschools, and 11 elementary schools.

As stated earlier, Cabbagetown is full of restaurants, some notable dinning experiences in the neighborhood include: Agave, Thumbs Up Diner, Carroll Street Cafe, Milltown Arms Tavern, Cabbagetown Market, and Village Pizza.

Happy Thanksgiving! Home sales in Atlanta rose 3.2 percent in October

Dear friends and colleagues,
Happy Thanksgiving to everyone and I hope we all take a moment to focus on what we are truly grateful for this holiday season! Yesterday, the Atlanta Journal Constitution reported that Standard & Poor’s Case-Shiller home price index rose for the fourth month in a row, even though the average home prices in Atlanta declined slightly. Home sales in Atlanta did rise 3.2 percent in October, most likely due to the rush to take advantage of the home buyer tax credit. Read more here!

With Thanksgiving tomorrow, many are rushing to get on the roads, catch their flights, or buy those last minute groceries needed for tomorrow's feast. The holidays are for family, love, and fellowship.

With so much going on in the world today such as high unemployment rates, the recession, and etc, it is always comforting to know that family and friends will be there when you need them. With that being said, what are you thankful for? I am thankful for my family, friends, and loved ones being by my side no matter what.

Maybe there are some out there that may not be able to celebrate with their family due to work, but one thing to remember is to be thankful for that job especially in these times.

Is Georgia in Financial Peril?

Hello neighbors,

Wondering how Georgia's fiscal is looking lately? Well according to a recent report by the Pew Center, Georgia has not yet reached financial danger. The report included all 50 states and scored them based on factors such as: change in tax revenue from the first quarter of last year to the first quarter of 2009, the size of the state's budget gap for fiscal 2010, unemployment rate change from the second quarter of 2008 to the second quarter of 2009, first quarter foreclosure rate of 2009, and money grade.

Based on Georgia's numbers: tax revenue being down 19.1%, budget gap 23.8%, the rise of unemployment by 3.7 points, foreclosure rate at 1.34%, and the money grade at a B+, Georgia came in at number 21 on the Pew Center's report. This number landed Georgia a spot on a list of states right behind the 10 US states that are in peril. According to the report those 10 states include: Arizona, California, Florida, Illinois, Michigan, Nevada, New Jersey, Oregon, Rhode Island, and Wisconsin.


2009 Realtors Conference & Expo

As you know, our team is always learning and staying on top of the latest real estate news and market changes to ensure we are qualified to better serve you.

With that being said, we are pleased to announce Zac Pasmanick's attendance at NAR's 2009 Realtors Conference & Expo in San Diego, California. This year's theme was Chart A Winning Course. For the first time in San Diego, this year's conference & expo focused on how to achieve success in the real estate market for the year 2010. This year's speakers focused on the latest topics affecting today's real estate market.

Zac had the opportunity to hear a variety of speakers which included: Daniel Shapiro (Dealing with Emotions in Negotiation: Five Practical Tools) who focused on how to deal successfully with the five core emotional concerns which has a direct impact on the success of your negotiations, Paul Martinelli (Seven Levels of Decision Awareness) who introduced the seven levels from reactive to responsive and ways to introduce change, Tara Hunt, author of The Whuffie Factor, Using the Power of Social Networks to Build Your Business (Whuffie for Real Estate Professionals: How Social Capital Sells) who focused on the effect of online communities and community marketing relationships and it's impact on our culture and businesses, and Sugar Ray Leonard (Chart a Winning Course) who's dialogue consisted of metaphors and references to being a winner inside of the boxing ring as well as being a winner in real estate.

With 150 sessions and 400 exhibitors, Zac gained a plethora of knowledge during the 2009 Realtors Conference & Expo and we here at the zac team look forward to absorbing as much knowledge as we possibly can.

Banks Are Holding Out

Hello neighbors,

According to homebuilders, banks have been holding out on selling their top properties. Yes, the banking industry does not want to sell their best property during this recession. They would prefer to hold out until the market improves.

It seems as if the banks are not willing to lose anymore money than they already have. Therefore they are not pressured to sell their prime land positions

The bank's decision to hold out is actually keeping the land market from hitting rock bottom.

30-Year Fixed Mortgage Rates Below 5 Percent

Hello neighbors,

If you haven't heard, mortgage rates are at a low and are currently at their lowest level in five weeks. For the past five out of seven weeks, rates have been under five percent.

As of November 12th, 30-year fixed mortgage rates were 4.91 percent which were down from the previous week of 4.98 percent. Around this time last year, the average 30-year mortgage rate was approximately 6.14 percent.

In addition, 15-year fixed rates were at an average of 4.36 percent this week which is still below 1 year adjustable rate mortgages of 4.46 percent.
