Assume the Best - If your new neighbor does something annoying do not assume that he or she knows that their action or actions are annoying to you. When or if you confront them remember to approach the situation in a calm manor.

Be Calm - If your neighbor happens to approach you regarding an annoyance on your part remember to be calm and hear them out. By staying calm, you are keeping the lines of communications open between yourself and them as well as a possible resolution to the issue.

Getting to Know Your Neighbors, How To Welcome Newcomers To the Neighborhood

Greetings neighbors,

With housing prices looking pretty good and incentives such as the extension of the tax credit, you or someone you know may have gained a few new neighbors in the neighborhood. With that being said, do you know how to meet and greet new neighbors in your neighborhood? Here are a few things you can do to establish a relationship with new comers to the neighborhood.

Meet Your New Neighbor - Of course this would be the most obvious courtesy. If you're walking to the mailbox or walking your dog take a few seconds out of your task and approach your new neighbor. A simple "Good Morning" or "How's it going", can easily break the ice.

Keep Them Informed - If you plan on doing something that may affect your neighbor have the courtesy of letting them now. If you plan to throw a party or gathering, put up a fence, or cut a tree that's hanging over in their yard, make them aware. This shows a sense of neighborly respect.

Be Aware and Respect Differences - Factors such as age, race, religion, sexual orientation, or marital status all have an affect on lifestyle. Recognizing and showing mutual respect for one's differences will go a long way.

Finding Out What You Have In Common - You both may like to roller blade or run, take notice of something your neighbor does on a regular and if you enjoy doing the same thing strike up a conversation. Maybe you will have a new running partner.

Keep in mind, a neighbor can be temporarily or permanent, wouldn't it be great to have a respectful/peaceful relationship either way?

"America's Living Room" Joins Others On the Market

Over 70% of U.S. Homes Are Affordable Right Now

Wondering if you can afford a home these days? Well according to a recent joint report from the National Association of Home Builders and Wells Fargo, over 70% of U.S. homes are affordable right now.

During the last quarter of 2009, 70.8 percent of new and existing homes sold were said to be affordable to American families earning the national medium income of $64,000 according to the Housing Opportunity Index (HOI). This number is slightly higher when compared to the previous quarter, however close to the record number of 72.5 percent during the first quarter of last year.

Decreased housing prices in conjunction with lower mortgage rates have contributed to this record year of housing affordability. As for the most affordable metro cities, the report named: Detroit-Livonia-Dearborn, Mich.; Dayton, Ohio; Youngstown-Warren-Boardman, Ohio-Pa.; and Akron, Ohio.

As for the least affordable Metro cities, the report named: San Francisco; Honolulu; Santa Ana-Anaheim-Irvine, Calif.; Los Angeles-Long Beach-Redwood City, and New York-White Plains-Wayne, N.Y.-N.J. coming in at number one.

Long Term Rates Above 5 Percent According to Recent Numbers

According to Freddie Mac's most recent Primary Mortgage Market Survey or PMMS, long term rates rose to over 5 percent for the first time in three weeks for the week ending February 25th. According to the survey that was released today, 30-year fixed - rate mortgages (FRM) were 5.05 percent with an average 0.7 point. In comparison, this number is up from last week's average of 4.93 percent but still down from last year's number at this time of 5.07 percent.

As for the numbers on 15-year FRM's, the average was 4.40 percent with an average 0.7 point which is also up from last week's average of 4.33 percent, but still down from last year's average of 4.68 percent.

The 5-year Treasury-indexed hybrid adjustable-rate mortgage (ARM) showed an average of 4.16 with an average point of 0.6 which is up from it's average of 4.12 last week but down from last year's ARM average of 5.06 percent.

Lastly, the 1-year Treasury-indexed ARM came in at an average of 4.15 percent and average 0.6 point which like the others was up from last week's average of 4.23 percent and still down from last year's 1-year ARM average of 4.81 percent.

Another Year Given to the Home Affordable Refinance Program (HARP)

Hello neighbors,

It seems that the federal government has decided to extend the Home Affordable Refinance Program (HARP) for an additional year. The refinance program administered by Fannie Mae and Freedie Mac, was originally set to expire on June 10th, however it was announced today that the program will now expire June 2011. This may come as good news to many distressed homeowners.

After a review of the nation's current market, the FHFA determined there hasn't been much of a change from the market that actually inspired the actions taken last year.

As for a recap, last year both Fannie Mae and Freedie Mac bought over 4 million refinanced mortgages in which 190,180 were HARP. In addition, these refinances contained loan-to-value ratios between 80 - 125%.

A major component of the Obama administration's Making Home Affordable Program, HARP began in April 2009.
